The buyer and renter experience
Search by city, barangay, landmark or a drawn area on the map, with filters that match how Filipinos actually shop for property: price, monthly amortisation, bedrooms, floor area, furnishing, RFO versus pre-selling, and distance to an LRT or MRT station. Saved searches send alerts when a matching unit lists. Every listing shows the broker, their licence status and their response time.
The broker and agent portal
Agents register, upload their PRC licence or their brokerage's accreditation, and get a profile page with their listings and reviews. Listing upload takes photos, floor plans, a location pin and a required-fields check that stops half-finished posts going live. A lead inbox with call, message and viewing-request history, plus a credit balance for boosts, so an agent can see what their spend returned.
Developer and project accounts
Developers do not post one listing, they post a tower. Project accounts hold the building, its unit mix, floor plans, price list by cut and floor, payment terms, turnover date and remaining inventory. Units are marked available, held or sold, so your portal stops showing a unit that was reserved three weeks ago — the single biggest source of wasted enquiries.
Verification, duplicates and moderation
Every property portal drowns in the same listing posted by six agents at five prices. We match on address, coordinates, floor area and photo fingerprints, then cluster duplicates under one property with the verified listing surfaced. Agents are checked against their licence details, expired listings auto-archive, and buyer reports open a case that pulls the listing pending review.
Enquiry routing and viewing bookings
An enquiry reaches the assigned agent by push, SMS and email within seconds, and reassigns if unanswered inside your SLA. Buyers book viewings against the agent's real calendar rather than sending please advise availability. The AI assistant handles the questions asked at 11pm — price, association dues, parking, pet policy, turnover date — and hands over a qualified enquiry in the morning.
How the portal earns: credits, placement and subscriptions
Free listings up to a quota, then listing credits. Featured and top-of-search placement sold by area and duration. Monthly subscriptions for brokerages that list constantly. Per-lead pricing where you can prove the lead's value. What does not work is commission on the sale: the transaction closes offline, you cannot verify it, and agents will not self-report it. We build the models that are actually collectable.
Reservation payments and documents
Where a developer accepts a reservation fee online, the portal takes it by GCash, Maya, card or bank transfer, issues a receipt, and holds the unit for an agreed window. Reservation forms, computation sheets and requirement checklists live against the enquiry so the agent is not chasing scanned documents through Messenger.
